The basics of using Sunstate

Sunstate Home Watch (“Sunstate”, “we”, “us”) offers two things, and these terms have a part for each:
If you're a customer of a business that uses Sunstate (for example, you get visit reports from your pool, lawn or cleaning company), your agreement for those services is with that business, not with us. Our Privacy Policy explains how we handle your information.
You must be at least 18 and able to agree to these terms for your business. Keep your account email secure — we sign you in with codes sent to it, so anyone who controls that inbox can reach your account. You're responsible for the people you invite to your account and what they do in it.
Seven days after your trial or your last paid period ends without a subscription, your account becomes read-only for the office side: you can still see everything, but changes are paused. Your team can keep doing visits and your customers keep receiving their reports, so nobody is left stranded. Subscribing restores everything immediately. We won't delete an unpaid account's data without emailing you at least 30 days first.
When a business signs up with your referral link and makes its first payment, your account and theirs each get one month of your own plan as a credit on your next invoices. One credit per referred business. Referring yourself, or another business run by the same people, doesn't count. Credits have no cash value, can't be transferred, and may be withdrawn if they were obtained by abuse.
Some features use automated tools, including AI, to read lists you upload (spreadsheets, photos, notes) and to suggest routes. They can make mistakes — check imported details before relying on them. Drive times and the time, mileage and fuel savings we show are estimates based on map data and the assumptions you give us, not guarantees.
Don't use Sunstate to break the law, to send messages people haven't agreed to, to upload anything you don't have the right to share, to try to get into accounts or data that aren't yours, or to disrupt or overload the service. We may suspend accounts that do.
We work to keep Sunstate running and your data safe, and we improve it continually, which means features can change. The software is provided “as is”, without warranties beyond those the law requires. To the extent the law allows, we aren't liable for indirect or consequential losses (such as lost profits or lost business), and our total liability for any claim relating to the software is limited to what you paid us for it in the 12 months before the claim. You agree to cover claims brought against us arising from your services, your messages to your customers, or your breach of these terms.
You can cancel any time as described above. We may end or suspend an account that breaks these terms or doesn't pay, and we'll tell you why. The sections on your data, liability and the law continue to apply after the agreement ends.
Sunstate Home Watch provides scheduled inspections of your Southwest Florida home and coordinates optional services such as lawn care, pool care, cleaning and repairs. Inspection frequency and pricing depend on your plan, which is quoted before you commit.
You are responsible for keeping your account details accurate and your sign-in link private. Access details you provide for your home are used only to let our assigned inspector enter.
Plans and services are billed to your saved payment method through our processor, Stripe. Recurring plans continue until cancelled. You can cancel at any time; contact us to do so.
Optional services are quoted before any work or charge. You approve each estimate before we schedule the work.
We take care to inspect and report on your home, but we are not liable for events between scheduled visits or beyond our reasonable control. Our reports document conditions observed at the time of each visit.
If we make a change that matters, we'll update the date above and, for businesses using Sunstate software, email you before it takes effect. Continuing to use Sunstate after that means you accept the updated terms.
These terms are governed by the laws of the State of Florida, without regard to its conflict-of-law rules, except where the law where you live says otherwise.
